Karen Bennett, PCAM®, CCAM®, started Community Association Consulting in 1994 to serve the homeowner association industry. Being in the community management field for over nineteen years, Bennett saw the need to provide professional guidance to community associations, management companies and developers.

As Vice President of Management for Professional Community Management (PCM), she was responsible for exceeding the clients’ needs of over eighty associations amounting to 23,000 homes.

During her tenure at PCM she was responsible for hiring and training management and administrative staff, establishing on-going training for the management staff, mediating association disputes, attending board meetings on a regular basis, marketing, setting up large on-site communities with staff and procedures and being responsible for a four million dollar annual departmental budget and the annual contract renewals of eighty associations.

Her expertise in consistently providing excellent service to homeowner boards assured long term relationships with communities and developers. Establishing new communities by setting up the first rules and regulations, annual meetings, architectural guidelines, annual calendar and first homeowner budgets provided a solid basis for continued productive growth. Working to establish a community correctly, according to the documents and state law produced associations that function smoothly and efficiently with comfortable reserves and well-maintained common elements. Consulting with already established communities with problems provided another type of challenge that was met with enthusiasm and hard work. Creating systematized filing, organizing procedures to provide access for litigation research, working with experts in refurbishing buildings, asphalt, roofs, landscaping and recreational facilities provided another type of service. She has worked with boards in charge of 80 unit condominiums to large master planned communities with many thousands of units.

Bennett is one of approximately 1000 community managers in the United States to receive the Professional Community Association Manager (PCAM‚) designation. The designation is based on education, professional experience, service and a thesis. She is a member of the California Association of Community Managers and holds their designation of CCAM‚ (Certified Community Association Manager). She was elected to serve as the 1992 president of the Orange County Regional Chapter of Community Associations Institute (CAI), an eight hundred plus member local chapter of the national organization. In January of 1999 she was awarded with the prestigious May Russell Award for outstanding leadership in the community management industry. In January of 2000 she received The President’s Award. She frequently lectures and writes about community association topics and is a graduate of California State University at Long Beach.
